Generational Wealth Partners have developed an investor first module for their clients, providing investors with voting rights on major equity decisions and a preferred return structure to ensure investors hit their projected ROI.

Target Markets

Currently, GWP focuses on markets in Northeastern Pennsylvania, specifically in Lackawanna and Luzerne counties.   

GWP prioritizes properties in strong locations, with data backed year-over-year growth, and local economic investment.

We have been investing in this area since 2020 and have a well defined criteria of properties we look for.  Target cities in this area include Scranton, Wilkes-Barre, Dunmore, Pittston, Forty Fort & Kingston, PA. 

Property Selection

GWP targets buildings in the 4-10 unit range, that require cosmetic, value add rehab and have a strong foundation and structure.  GWP also prioritizes buildings with separately metered utilities.   We look for properties that have the potential to increase their value and rental income generation, and only purchase properties that cash flow despite market conditions.
